Our goal is to keep your transaction on track and on time. Our skilled team of professionals is with you every step of the way starting with a thorough review of your Purchase & Sale contract to ensure that the appropriate safeguards are included to confirming that the financing you receive is what you expected from the lender.
Once you have secured financing, the next step is the title exam. An attorney will review the history of your property as set out in the abstract of title to determine which liens need to be discharged, whether or not the seller has valid authority to convey the property and if there are any covenants and restrictions that affect your use of the property. We will also examine the instrument survey to determine whether or not boundary agreements are necessary or evidence of compliance with code for improvements such as decks, sheds and additions. We will be certain that the taxes are paid and that all liens are disposed of at closing. We will assist you with any issues regarding possession.
Our office will compute and compare closing adjustments with the seller’s attorneys and schedule your closing with the bank attorney. One of our attorneys will attend closing with you to explain the lending documents and ensure that title is properly transferred. We will provide you with a detailed closing statement.
